How does the closed-loop construction process work?

ML Systems operates a closed-loop system that finances, deconstructs, designs, and builds homes. A homeowner enters through loan origination with our Reversed Conventional Mortgage, then their existing structure is carefully deconstructed to recover materials. Those materials are graded, tracked, and either reused in the new build or sold through our Builder's Open House marketplace. The new home is constructed on the same lot with expanded square footage, and the cycle can repeat as equity grows.

What is a construction cycle?

A construction cycle is one complete pass through the ML Systems value chain: loan origination, deconstruction of the existing structure, and construction of the new home. Each cycle increases the property's square footage by approximately 10% and adds one additional level to the structure, compounding the homeowner's equity.

How long does a full cycle take?

A full construction cycle takes approximately 8 months from start to finish. This includes 2 to 5 days of deconstruction, 7 months of primary construction, and transition time between phases. The timeline is optimized through AI-scored operations that track efficiency on a 0 to 100 scale.

How much equity do I gain per cycle?

Each construction cycle generates approximately 9% equity growth, compounding with each subsequent cycle. For example, a $500,000 home grows to roughly $545,000 after the first cycle, $594,000 after the second, and $648,000 after the third. This growth comes from physical improvements, not market speculation.

What happens to the materials from my old home?

ML Systems recovers 80 to 90% of materials during deconstruction. Every recovered item receives an ML Material ID for full provenance tracking, including grade, contamination status, and audit history. Approximately 51% of recovered materials are resold, reused, or recycled through our Builder's Open House marketplace, reducing construction costs and waste.

Do I need to move out during construction?

Yes, you will need to relocate during the construction cycle. Since the existing structure is fully deconstructed before the new home is built, temporary housing is necessary for the approximately 8-month duration. ML Systems works with homeowners to plan the transition timeline in advance.

Can I keep any recovered materials?

Yes. During the deconstruction assessment phase, homeowners can identify materials they want to retain. All other recovered materials enter the ML Systems provenance system and are either incorporated into the new build or made available through the Builder's Open House marketplace.

What is the Lucent Score?

The Lucent Score is ML Systems' proprietary AI efficiency metric that rates construction operations on a scale of 0 to 100. It evaluates material recovery rates, construction timeline adherence, waste reduction, and overall project efficiency. The score is generated by Project Intelligence, our data analysis layer, and is used to continuously optimize operations across every project.
